You have jotted down some excellent steps. But the thing is that every step of the way requires taking action. And mailing list is harder to build. It takes time to build traffic out of the mailing list. You can however make the money in due time through other means. So I am guessing it all depends on how you manage the niche site and acquire people to the list. those steps alone take year for many executign landing page.

I suggest to start first focusing on making a website having a good quality content, no matter how hard you try to promote on your social media platforms, trying to spend for paid traffic, nor join traffic exchange sites etc if your website won't get the interest of your readers then sooner or later the traffic you gain at the start will die out soon enough since they don't find the info that they are looking for making them not to return back to your site. a very informative site that helps people problems will generally attract traffic in the long run and keep readers coming back...good luck
