The platform has the particularity of being participatory financing in the real estate area. It is attended by companies or individuals offering a property or real estate as collateral, this gives the platform greater security for investors and hence its growth, since the risk is much lower than financing properties or unsecured loans. Investors who decide to invest in the platform must be at least 18 years old, must be the holder of a bank account in any financial institution that is located in the SEPA (Single Euro Payments Area) and have their ID. or valid passport.

It is very easy to start as an investor in Estateguru, you just have to complete a form and you will receive an SMS to confirm your phone number, then you can transfer and in a period of 6 hours you will have the money in your Estateguru account. Then you can search and select the projects you want to invest in, by doing so you must wait for the project to complete the funds. You will receive the money invested and the profits at the end of the term.

Each project has a guarantee according to its value and is given by an LTV value (loan to value ratio), this value indicates in percentage terms the risk that the investment has. The average risk of these investments is 60% and the maximum is 75%. To better explain it, read the following example: A property has a value of € 100,000 and an LTV of 60%, so the maximum amount for the investment is € 60,000.

The average annual net profitability is around 12%, with a very low rate of defaults, since in the event of non-payment by the borrower, the property would be sold according to the value. It is advisable to look for projects with an LTV between 50 and 60%, since only the LTV percentage of the real value of the property is financed.

Something important to keep in mind is that each project previously goes through a solvency analysis, this is to verify the solvency of the company. The minimum solvency requirement on the platform is 25% liquidity, the rest will be financed by investors through the Estateguru platform.

If you want to participate in the financing of a real estate investment project, the minimum amount to participate must be € 50. You can opt for self-investment only if your investment has been at least € 205, although many analysts consider that this tool is not really useful for this type of investment, since it does not offer many options for it to be implemented and also because each Real estate investment must be carefully considered.

An important detail is that the Estateguru platform maintains investors' funds in separate accounts, so that in the event of the company's bankruptcy, the money would be protected and could be returned to each investor.

The term of the loans varies between 12 to 60 months.

Deposits and withdrawals are made through bank transfers.

Estateguru has an incentive program of 0.5%, that is, the platform pays you that percentage based on the amount invested by each investor you bring to the platform, this program is valid for the first 3 months after registering. In addition to all the above, the company will give you 0.5% of what you invest in the first 3 months of having registered.
